From 29th March 2021 there were many changes to the Residential Tenancies Act.

 

One of the changes is that smoke alarm servicing will be mandatory by a QUALIFIED TECHNICIAN.

Those clients that have chosen to take responsibility in the past, for the smoke alarm servicing, need to note that unfortunately this will no longer be allowed under the ACT unless you fulfil the criteria of a “qualified technician” and supply a certificate of compliance.

 

Another change in legislation is that of Inspection and Testing of both Gas and Electrical within a rental property which will become compulsory every 2 years.

What are the benefits for property owners and tenants you may ask ?

 

  • Regular servicing is good for longevity of appliances;

  • Servicing should highlight any issues before they become major and costly issues;

  • Sometimes replacing a failing items is not an easy fix and can take days to replace, this results in an unhappy tenant and possibly compensation payable;

 

Are you required to use the preferred provider, endorsed through your Rental Agent ?

No! Some landlords and building managers have preferred tradespeople and would like them to complete works on their properties and that is why we at J Eacher Electrical are happy to provide this service to our loyal clients and customer base.
